Went back to RH to finish signing paperwork and found out that to get my full stone front it will cost an additional $6k. That's not gonna happen. I'm super bummed. Since community requires all brick front, I can't do partial stone option with siding, and I can't choose brick and stone mix because there is no place to transition the stone from the brick on the Verona design.
So now trying to decide if I just want to step down to elevation B or just leave it alone. Just really disappointing as I really envisioned the stone along with my porch. :(
That aside, realtor took some photos and for sale sign went up in the yard. our first open house is on Sunday. Wish us luck!
Oh, and did I mention the garage sale on Friday and Saturday? LOL
Wait...am I missing something...your community requires an all brick front, but for you to do a partial stone instead it is a $6000 increase...usually the partial stone is less expensive then the full brick...for our Elevation the partial stone was about $9000 less then the brick.

ReplyDeleteThe community requires all brick fronts - the Verona has a partial stone front option which would require the siding parts to become brick (which would be cheaper if they could do it) - however the design of the home will not allow the transition from brick to stone apparently, so not an option for us.
That leaves us with the option of doing a full stone front. However, apparently since we have a front entry garage the extra materials they would need to cover all that extra space which would have been siding, is what drives the cost up.
I emailed our sales rep this morning and asked if this would change if we moved to Elevation B - a long shot, and I would have to give up my porch, but I guess I have gotten really attached to that stone somehow... sigh...
Maybe I'm just getting greedy here.. I mean, we will have twice the space, and alot of options that we really wanted, just this one little thing. It's the things you can't have that you want the most I guess... LOL.
Have you looked into having it done after closing? We wanted at least 3 sided brick, but through RH it is too expensive. Our development requires front brick and/or stone. We chose the brick and asked a friend of ours (who lays brick and stone) to price out what it would cost to add brick...it was quite a bit cheaper. Even though this is not priority for us, we just wanted to know all of our options. Our concern is, will we be able to find the same style brick when and if we decide to move forwrd with it. Also, it allowed us to add the solarium and if we decide to brick that side of the house will be much cheaper because the solarium takes up most of that side of the house or we may even be able to get away with not bricking that side at all; which leaves us only the garage side to brick.

I am not sure what the requirements is when you add brick or stone after, but one of the reasons that it is pretty expensive is that when they pour the foundation there is extra width added to form a base that the brick(not sure about stone) actually sits on...this way the weight of the brick is carried by the foundation...not sure how they do it when they add it after...I guess they have to pour some sort of footer.

(fingers crossed) thanks for ideas and advice guys. It's so nice to have a support system. This is all so overwhelming at times.

I also wanted to do the partial stone with the front porch on my Ravenna, but couldn't justify the additional 7k they wanted for stone facade on the front half of the house. There is no facade requirement and it looks like most of the new homes are going to be all siding. But one of my favorite things about the house so far is the front porch. Granted, there is nothing inside of it yet, but I love just sitting there on the poured concrete and getting a feel for what its going to be like when I'm rocking there, sipping my wine and yelling at the neighborhood kids.

GAPMom- We must be mind twins because I just said to my boyfriend the other day that I wish there was a full stone option because I LOVE the way the stone looks. Like you I was in love with the idea of a porch but since my neighbor (who is also building a Verona) already picked it, it was out for me. If your PM comes back and says that it can be done on elevation B, I would also consider going with elevation B and adding a porch later. BD suggested that to me, so I'll pass that little nugget on to you :)
ReplyDeleteGreat suggestions you guys. I definitely don't want to give up my porch. RR, you're right - I can just see myself enjoying many evenings on it. But the idea of compromising for abit and adding later sounds doable. Sales rep comes back tomorrow so hopefully I'll get some answers to make a final decision. Even though we're in contingency offer we still have tight deadlines to make decisions.
