So we signed a contingency contract today. Good feeling to finally take this step since we started considering building with Ryan over 6 months ago.
Our realtor is meeting with us tomorrow to sign paperwork and sign goes in the yard Tuesday. It's a big step and a little sad to sell our first home as a family and where our son was born and took his first steps, but I know in the long run, we will all be so much happier in our big beautiful new home (which is going to be literally twice the size of our current home plus an unfinished basement.
We are still awaiting to see if we can get a full stone front on elevation c. This will be beautiful and stand apart from rest of community which has no stone front houses currently.
Congrats on signing your contract and welcome to the Ryan Homes blogging eFamily. As I am sure you aware, we all love to get involved. Feel free to ask questions and share your ideas and problems. We LOVE to provide solutions and advice. The number one thing to remember is that no matter how stressful it gets, have fun during the building process and in the end you will have a lovely new HOME!!!

Can you explain the contingency contract? We are looking to build a Verona with Ryan and are having trouble getting some answers about the contingency.

@Rachel...I definitely don't know all the details of how the contingency works, but I do know that your lot is not yours. If someone else wants that lot they get it and you get bumped. That of course means you might not be able to build the model you desire depending on what lots are left and what rules the community has. You are much better trying to negotiate for a build date that is out in the future. That is what we did...in late December we negotiate for a late June start date which gave us time to get a house sold. Worked out great and we did not have to do a contingency. Good Luck and keep us posted on the details.
@BD - Thanks for the info. Our sales rep called and explained the contingency in more detail. We have 3 lots that we really like that can accommodate a Verona. So, I hope we'll be ok going with a contingency.

ReplyDelete@Rachel - good luck with your decision, I do have to tell you though, if I had thought it through, I would have taken BD's advice to negotiate a start date. Much less stress and more insurance. Contingencies don't guarantee you alot...Keep us posted on what you decide.
